Prior to our successful planning application for this replacement first floor extension, a conservatory-type extension and balcony had been erected at first floor height by a local installer without local authority consent or building regulations approval. The client was required to demolish this by East Lindsey Planning department and also building inspectors, who also deemed it unsafe to use.
We were approached by the client to provide a more aesthetically considered first floor extension that draws reference to the height and scale from the existing dwelling.
The addition of a balcony provides additional floor area with and covered walkway at ground floor level.
The proposal consists of a single storey extension at first floor level, above an existing brick outhouse and will house a sunroom that provides access through French double doors onto a balcony which offers views across the open countryside.
